We are delighted to carry out the purchase or lease of business units for small businesses. Our service may include: -

  1. providing advice about ways to fund the purchase of your commercial unit;
  2. negotiating the purchase of the commercial unit for the best price;
  3. negotiating the missives and concluding a bargain for the purchase;
  4. instructing the survey, receiving the survey report and going over its terms with you;
  5. instructing any specialist reports advised by the surveyor, for instance timber guarantees and structural issues;
  6. advising on the timing of your offer, in particular whether it would be best to make an offer depending on the results of survey;
  7. where a closing date is fixed for the property, we will help you to decide what price to offer, taking into account the level of competition;
  8. we will negotiate the missives, or purchase contract, on your behalf. We will send you copies of all of the contractual stages of the missive and we will tell you when the contract is approaching conclusion;
  9. we will examine the title on your behalf and give you details of the title and in particular title conditions;
  10. we will raise all title observations with the seller’s solicitors to make sure that you receive a valid title to the property that you are purchasing;
  11. we will fill in the loan documents relating to your Bank or Building Society loan and will advise you about any aspect of the loan which needs explanation;
  12. we will, where suitable, arrange a bridging loan on your behalf or help you in trying to arrange a bridging loan with your own Bank;
  13. we will advise you of the amount of funds that are needed for the settlement of the transaction, including any Stamp Duty and registration dues. We will arrange for drawdown of funds from your lender;
  14. we will co-ordinate settlement to make sure that you know when and where the keys can be collected;
  15. after settlement we will arrange for the title in your favour and any Security documents in favour of your lender to be recorded or registered in the proper Sasine or Land Register;
  16. we will send you a full financial statement relating to the transaction as soon as possible after settlement;
  17. after the Keeper at the Land Registry has returned your title documents we will send a copy of your Land Certificate, if the subjects are registered in the Land Register, and send the rest of the documents to your lender.
