A Moving Experience

This month, as many of us prepare to buy and sell property, Karen Lang, a Partner with leading Private Client Solicitors Bird Semple looks at the various ways in which a solicitor can assist and advise, to make the entire process much easier.
Buying a house is one of the biggest investments both financially and emotionally most of us will ever make, not to mention one of the life’s more stressful experiences! these days, though, a good solicitor will assist you with the process so that it needn’t be as complicated as it once was.
Choosing
The correct advisors can make all the difference and the best person to start with is a solicitor, because these days many practitioners concentrate on specific areas of the law in which they feel they can excel. This can only be of benefit to you.
Surveying
Your solicitor should be able to recommend a suitable surveyor to you. Not all surveyors offer the same level of service and their depth of local knowledge should also be a factor taken into account before they are instructed. The timing of arranging a survey can also be an important factor in whether or not you secure your preferred property.
If the survey suggests further investigation by a timber specialist or structural engineer your solicitor will be able to arrange the required inspection on your behalf.
Conveyancing
All specialist Conveyancing practitioners will have the necessary contacts required to help you secure your preferred property. Dealing with the purchase and sale of property day in day out, they understand that you are not just buying a house but are buying perhaps your dream home. Your solicitor cannot do it all for you but he can provide a lot of help with the other problems that need to be attended to as well as the conveyancing.
Bidding
There is no magic formula for calculating how much to offer. Your solicitor will help you by making sure that you are aware of which facts to focus on and how to convert these into a price. You are not just buying bricks and mortar, you are buying a quality of life for you and your family. Only you can truly decide how much that is worth to you.
Financing
Most of us need to arrange a mortgage. Many people are tempted to look online themselves for a good deal and while you might get lucky chances are for a modest or no fee, a financial advisor will be able to obtain a better deal for you. They may also have access to mortgages not available to borrowers directly on the web or in a branch. Again your solicitor can point you in the right direction of someone who can take away the whole funding headache for you.
With all of that taken care of, you are only left with the small job of packing boxes and moving your life to your new home.
